Coworking, Managed, Virtual, or Enterprise: Which Workspace Solution Do You Actually Need?
Not every team needs the same kind of workspace. Here’s how coworking, managed, virtual, and enterprise spaces differ, and what each one actually costs.

Most workspace searches in India start with a phone call and often get worse from there. Brokers quote different numbers for the same building on different days. Listings carry no prices. Floors that show as available were taken a month ago.
We have been advising occupiers on leases in Delhi-NCR for years, so we used that experience to build something that simplifies finding, comparing and securing the right workspace.
TrueView by Truespace is an AI-enabled workspace discovery platform for India, with verified listings for coworking, managed, virtual office, and enterprise workspace solutions across 28 cities. Every listing on TrueView carries the all-in monthly price, real photographs of the actual floor, and availability we have verified.
If a space is not verified, it is not on the site.
The question we get asked most is which kind of space to take, before anyone gets to which building. Coworking, managed, virtual office, and enterprise workspace solutions solve different problems, and teams regularly pay for the wrong one. Here is what each one is, what it costs, and who it suits.
Coworking
Coworking covers three formats, and the difference between them is how much of the floor is yours.
A flexi desk is any open desk on a first-come, first-served basis, usually sold by the day or as a monthly pass. It suits solo founders, consultants, and anyone in the office two or three days a week. It is the cheapest way to get a professional address and a meeting room.
A dedicated desk is one specific desk, yours all week, with a locker and a fixed seat. Teams of two to ten take these when people need to sit together, but the headcount changes every quarter.
A private office is a lockable, brandable cabin inside a larger coworking floor. You get your own room and share the reception, pantry, and meeting rooms. This is where most teams of ten to fifty land.
Desks start at around ₹[3,500] a month across our [28] cities and go up to ₹[22,000] in premium micro-markets. That spread reflects building grade, metro access, and address value more than anything you get at the desk itself.
The word to interrogate is "all-inclusive". On Truespace, the listing price is the all-in monthly figure, which covers the desk, electricity, internet, housekeeping, and a meeting room allowance. What varies between operators is the size of that allowance, whether printing is metered, and what happens to the rate at renewal. Your advisor compares those line by line before you sign.
Managed offices
A managed office is your own floor, run by someone else. You get an entire floor or a sealed suite with your branding, your layout, and your access control. The operator handles the fit-out, furniture, maintenance, housekeeping, and internet, and bills you a single monthly fee per desk.
The reason teams move here from coworking is control without capex. You stop sharing a reception with four other companies, and you still write no cheque for furniture or interiors.
Typical size is [10 to 50] desks. Lock-in usually runs [12 to 36] months. The time to occupy is [2 to 4] weeks, because the space is built before you arrive. The trade-off is customisation: you are working within the operator's specification, with minor changes allowed.
A managed suite is usually the right answer for a team of thirty that has outgrown private cabins, wants its own front door, and is not ready to commit to a five-year lease.
Virtual offices
A virtual office provides you with a commercial address for GST and MCA registration without requiring physical space.
This is a documentation product. Registration requires three things, and a virtual office is only useful if the provider issues all three correctly: a No Objection Certificate from the property owner, a rent or lease agreement in your entity's name, and a recent utility bill in the property's name. Truespace lists verified virtual offices across [10] cities, and we check every operator on all three points before a listing goes live.
GST applications get rejected on address grounds for predictable reasons. The documents are inconsistent with each other. The premises cannot be physically verified. The provider has registered too many entities at one address. That last one is the common failure, and it is why the provider matters more than the price.
Prices start at ₹[x] per month, and documents are issued within [n] working days. Companies use this to register in states where they sell but do not sit, to hold a registered office for MCA filings, and to give a distributed team a commercial address that holds up to inspection.
Enterprise Workspace Solutions
For teams taking fifty desks or more, the question changes from which space to which route. There are three.
A managed suite at enterprise scale gives you [50 to 150] desks with no capex and a [12 to 36] month lock-in, ready in [2 to 4] weeks.
A built-to-suit floor is constructed to your specification. Capex is funded by the landlord, lock-in runs [36 to 60] months, and the floor takes [8 to 10] weeks. You control the layout, the density, and the finishes within the shell you are given.
A conventional lease is the longest commitment, [60] months and up, at [150] desks and above, with full control over specification and [12 to 15] weeks to occupy.
For enterprise requirements, we source the building, advise on the lease, negotiate the commercial terms, and coordinate design and build through our in-house practice. That means market research using actual transaction ranges rather than asking for rents; a like-for-like cost comparison across the three routes over the full term; and negotiation on rent, escalation, lock-in, notice, fit-out contribution, and common-area load.
What does all of this cost you
Nothing.
Truespace is free for occupiers. We are paid by the operator or the landlord upon delivery.
Three things that the omission does not do. It does not sit on top of the price, so the all-in monthly figure on a listing is the operator's own number, and you would not pay less by walking in. It does not buy a position, so search results, city pages, and advisor shortlists are ordered by relevance to your requirements. It does not end the relationship, as your advisor stays with you through renewals, expansions, and escalations after closure.
Brokerage in Indian flex is usually invisible. The fee exists, the occupier never sees it, and nobody says who paid. We publish who pays, which is the part that is normally missing.
